The Property

Sukhvasa Villas is a 5-bedroom luxury villa perched on Beolia ridge near Shimla, Himachal Pradesh. It rents exclusively as a whole property — one group at a time, never shared. With capacity for up to 18 guests, a private gym, bar counter, multiple living areas across three floors, and mountain views from every bedroom, the property is built for family reunions, corporate offsites, and milestone celebrations.

When they came to us, the property was booking at around 45% occupancy with average nightly rates significantly below what the experience warranted.

The Positioning Problem

The content architecture maps directly to the booking decision: Who is this for? (families, corporates, celebrations) → What does it include? (rooms, amenities, caretaker service) → How do I book? (inquiry form + WhatsApp). Simple, guided, and conversion-focused.

SEO for Niche Hospitality

Private villa rentals in Shimla are a niche search category — but the intent behind those searches is extremely high. Someone searching 'private villa Shimla for family' or 'luxury villa Himachal Pradesh for group' is almost certainly ready to book. We targeted those long-tail terms specifically, building content pages around group stay use cases (family reunion, corporate offsite, bachelorette) that rank for intent-matched queries.

Within six months of launch, Sukhvasa Villas held top-3 positions for 'private villa Shimla' and 'luxury villa Himachal Pradesh' — two of the highest-converting terms in the local hospitality space.

The Impact on Pricing

Better brand presentation does something that no OTA optimisation can: it changes what guests are willing to pay.
